What is Jimmy Johnson’s Fisherman’s Cove?
Jimmy Johnson's Fisherman's Cove is a luxurious equity residence club comprising six spacious, elegantly appointed three-bedroom residences, a private rooftop owners' lounge with a plunge pool, fitness center, an outdoor swimming pool and a private boat dock with Club-owned and maintained boats. Each residence is fully furnished and features stunning water views and large, private balconies. Your accommodating Club staff ensures that you enjoy effortless ownership and hassle-free vacations.
If I purchase at Jimmy Johnson’s Fisherman’s Cove, do I own real estate?
Yes. Ownership is evidenced by a real estate deed, which is recorded and guaranteed by a title insurance policy. Each Club owner is conveyed a 1/8th undivided, deeded interest in one of the Club's fully furnished residences, and has flexible access to all of the residences. Like any other form of real estate, ownership may be sold, willed, transferred or placed in a trust at any time.
What are the advantages of Equity Residence Club ownership?
Jimmy Johnson's Fisherman's Cove has been designed to: offer exceptional services and amenities not normally available with a Florida Keys real estate purchase; provide owners with generous and flexible vacation use; remove worries typically associated with vacation-home ownership; provide hassle-free enjoyment of the Club's private boats and slips; and significantly reduce the financial burden of traditional vacation-home ownership.
Have Equity Residence Club communities been developed at other prestigious resorts?
Yes. Since the early 90s, this ownership concept has been enthusiastically embraced by affluent buyers at premier destinations such as: Aspen, Vail, Telluride, and Steamboat Springs, Colorado; Deer Valley, Utah; Napa Valley and Palm Springs, California; Los Cabos, Mexico; and Tucker's Town, Bermuda. There is also a luxurious equity residence club in Manhattan. Each of these residence clubs is owned and operated much like Jimmy Johnson's Fisherman's Cove. Similar residence clubs are in development in a variety of other prestigious beach, golf, mountain and urban destinations worldwide. The creators of the residence club concept are part of the Jimmy Johnson's Fisherman's Cove development team.
As an owner, how often can I vacation at my Club?
As often as you wish, subject only to the Club's reservation procedures. Club ownership is much like membership in an equity golf country club. However, instead of reserving tee times, owners reserve luxurious homes and hassle-free vacations. As a Club owner, you have the flexibility of reserving Club vacations well in advance, as well as booking space-available and short-notice vacations. There is no limit to the amount of use. If some owners visit the Club less often, other owners can visit more.
Is Jimmy Johnson’s Fisherman’s Cove a typical timeshare development?
No. Timesharing typically provides the right to use only a specific week and lodging is limited to a specific unit. Owners at Jimmy Johnson's Fisherman's Cove have access to all Club residences with the right to use anytime, subject to the reservation procedures and availability.
How many ownerships will be sold?
Jimmy Johnson's Fisherman's Cove strictly limits the number of owners to no more than eight per residence, so that each owner enjoys abundant and flexible lodging privileges.
How do owners reserve lodging?
The Club's reservation policies allow owners to reserve visits well in advance, while also accommodating more spontaneous visits. Each October, owners reserve their planned vacations for the coming year. Space-available and short-notice vacations may be reserved throughout the year.
Will owners always stay in the same residence?
No. To provide greater flexibility and availability, owners have equal access to all Club residences. And while floorplans may vary slightly, all residences offer the same number of bedrooms and bathrooms and are similarly furnished and accessorized. Owners may request a specific residence, and this request will be granted when possible.
Can owners reserve more than one residence during the same time period?
Yes. Because Club owners are not restricted to a particular residence, they can reserve more than one residence at any given time, if sufficient residences are available. This is one of the unique Club benefits.
What if the number of owners wishing to stay exceeds the number of residences available?
The Club reservation policies have been designed to equitably allocate peak-period vacations when demand for lodging may exceed supply. A Rotating Priority System® ensures that all members will have equal access to high-demand periods over the years. This system has proved to be fair and effective at other equity residence club properties for more than a decade.
Do owners have guest privileges?
Yes. Owners may invite guests to stay with them during their vacations and they may also invite unaccompanied guests to use any of their confirmed planned vacations without a guest fee.
Does the Club offer any exchange privileges?
Will the Club be open to the public?
The Club is privately owned and operated for the exclusive use and benefit of Club owners and their guests. Prior to full subscription of ownerships, limited public use will be permitted for marketing purposes. The lodging rights of Club owners will not be diminished by such use.
Do owners pay any lodging charges when they vacation at their Club?
No. Owners do not pay for use of Club residences. They do pay for housekeeping and any additional requested services, such as pre-arrival grocery service, boat fuel or spa treatments.
How are the boats reserved?
Owners are able to reserve a boat for one day of every three days reserved for an upcoming visit. The reservation forms are sent when planned vacations are confirmed. However, like Club reservations, there is no limit to how often you can use the Club boats, subject only to availability and the reservation procedures. If some owners use the Club boats less, others can use them more.
Do owners pay annual fees?
Yes. The annual fees pay for the professional management, operation and maintenance of all Club residences and facilities. Included in these annual fees are funds for property taxes, insurance, utilities, staff salaries, supplies, maintenance, window washing, trash removal, legal/accounting, transportation and reserves for the replacement and/or refurbishing of Club facilities. The annual fees also cover maintenance and insurance for the Club boats as well as reserves to ensure that the boats will be replaced with new models every two years.
What is the quality of construction, furniture and accessories at the Club?
Club construction is of the highest quality. A professional design firm will ensure that each residence is completely and elegantly furnished, to include high-quality entertainment equipment, appliances and fixtures. The residences have been built for the elements with concrete block structure construction, impact doors and impact windows.
If I purchase, when will I begin enjoying vacations at the Club?
